Towards the end of 2020, with their Blue Bell lease coming up for renewal, Kaplin Stewart reached out to Gola to determine whether the best option would be to stay and negotiate a new lease or relocate.


Market due diligence revealed that the best option was to stay. A new long-term lease was signed for 28,193 square feet—a decrease from 39,547 square feet due to changes in space utilization as a result of the pandemic.


Gola performed an extensive site search, leveraging other buildings and advancing a relocation plan to achieve a significant rent reduction, a favorable concession package, and a full build-out from their current landlord. This approach prevented the expense and major disruption of a move.

Our project management team worked closely with the client to create a new floor plan and finishes that reflected a pandemic-inspired hybrid work model. Construction proceeded smoothly and was completed while most employees were working from home.
